Building upon years of Phase I and Environmental Site Assessment experience, DPRA’s IC search services identify institutional controls (ICs) and related encumbrances to real property.

IC All Appropriate Inquiry Searches. These searches review both historical sources and government database sources, pursuant to EPA’s requirements, to identify the ICs relied upon by environmental cleanup remedies, and other environmental-related restrictions that encumber or otherwise impact the property.   

IC Chain of Title Document and Property Record Searches. While IC AAI searches may employ property record searching, DPRA also offers the separate service of searching the property records for individual parcels or any group of parcels within the environmental site boundaries.  We identify properly recorded ICs.  And, our product evaluates the enforceability as well as the actual use limitations imposed.
